The process

How buying a lot at ALAVIVA works

  1. 01 · Explore

Browse the developments online: satellite map, drone-measured topography, prices and a financing simulator for every lot.

  2. 02 · Visit

Schedule a day on the land. Walk your lot, see Fundación Loros' wildlife work in action and get every question answered on site.

  3. 03 · Reserve and sign

You reserve your lot and we sign a purchase agreement with a payment plan that is clear from day one.

  4. 04 · Pay at your pace

Cash, or direct financing that we agree with you on a personalized basis.

  5. 05 · Your deed

Once payment is complete, we formalize the sale before notary and registry, and the land is in your name.

ALAVIVA · Regenerative Territories

A part for people. Most of it, for the forest.

The first territory is already alive, in the tropical dry forest of the Colombian Caribbean.

The ALAVIVA model

Your land, inside a living forest

  1. Your lot

Land to create your finca, with natural boundaries measured to the centimeter: creeks, ridges and paths, never straight cuts. You choose the size and pay cash or with personalized financing.

  2. The shared forest

Most of the territory is conserved as shared native forest for wildlife, cared for by Fundación Loros. Not a paper promise: on the first territory the foundation already rehabilitates and releases wildlife.

  3. What that means

Living surrounded by a forest that no one will ever subdivide, with creeks, wildlife and silence. The conserved forest is not the restriction: it is what you are buying. And your purchase funds the conservation around you.

Whatever your case, what you buy is the same: a place that will still be forest when your children inherit it.

The legacy — common to every lot

Experiences

Life on the land

  1. 🔭 Birdwatching

More than 200 species recorded on eBird across the territory and the Fundación Loros forest. The group's flagship experience — see it on loros.org.

  2. 15 km of natural trails

A network of trails through the dry forest, ridgelines and creeks of the territory — for hiking, running, or simply wandering.

  3. Horseback riding

Horseback rides across the hills and lookouts, run by the experience operation the group already offers on the territory.

  4. Community nursery and seed bank

Native tropical dry forest species to reforest your lot and the shared forest — planting is part of living here.

  5. Parrot and macaw rehabilitation

Take part in the Fundación Loros project: feeding, monitoring, and releases of rescued wildlife, in a program already under way.

  6. Mountain biking

Routes along the internal roads and ridgelines of the territory, between forest and creeks.

  7. Picnics and wine tastings

Sunsets with wine, fruit, and the forest view from the territory's lookouts.

Who is behind this

Conservation already works.

Conservation across the territory is run by Fundación Loros: rehabilitation and release of parrots and macaws in the Caribbean tropical dry forest, with publicly traceable work. When you buy at ALAVIVA you are not funding a promise — you are joining a real operation you can visit before deciding.

Where we are

1 hour from Cartagena's historic center

The territory is in Villanueva, Bolívar, about 35 km from Cartagena — 1 hour from the historic center by road. Close enough for a weekend; far enough for the forest to remain forest.

Frequently asked questions

What do I get when I buy a lot?+

Land with georeferenced natural boundaries — every lot publishes its exact area, drone-measured topography and real features. The sale is formalized with a signed agreement and, once paid, before notary and registry.

What if I don't want to build, just have my own home?+

That is what AMAZONA is for: 16 homes to share across from the Fundación Loros forest. You buy a 1/8 share, equivalent to 6 weeks of use a year, from COP 150,000,000. It is a conceptual pre-project: prices, designs and legal structure (trust) are in development.

Can I build my house or project?+

Yes — the habitable part of the territory exists for exactly that: weekend fincas, homes or tourism projects. Before you buy we share the building guidelines, designed so every finca lives in harmony with the forest.

How does financing work?+

You can pay cash or with direct financing from ALAVIVA. Terms are agreed on a personalized basis, depending on the lot and your situation, and are set out in the purchase agreement. ALAVIVA is not an entity supervised by Colombia's financial superintendence.

What happens with the conserved land?+

It remains shared native forest for wildlife: never subdivided, never built on. It is cared for by Fundación Loros, which already rehabilitates and releases wildlife in the territory. See the species it protects in the Wildlife of the territory section.

Can I visit before deciding?+

Yes — and we recommend it: no photo does the territory justice. Write to us on WhatsApp and we will schedule your visit — walk the lots you like and see Fundación Loros' wildlife work.

Can I rent out my finca once built?+

Yes — it is your property. Helping you do so is on the platform roadmap: the group's first instance already operates experiences and bookings in the territory.

This is just the beginning.

Three land developments open for your tourism project, and 16 homes to share at AMAZONA. Choose your path, or write to us and we will help you decide.
